2. Scope of Services

Zenvest Global Services LLC provides professional title search support services, including Full Title Searches, Current Owner Searches, Deed Chain Research, Tax Audits, and Document Retrievals. All reports compiled by our team represent a meticulous extraction of municipal records indexed by county clerks and property registrars. Our services constitute research support and do not represent a commitment to insure, title insurance policies, or legal legal opinions regarding clear title vesting.

3. Turnaround and Delivery Variations

While Zenvest Global Services LLC operates at industry-leading speeds (striving for turnaround times within 24-48 business hours), delivery times represent estimates. County recorder office closures, technical server outages in public databases, geographical county access limits, and indexing backlog backlogs at local municipality levels can affect actual search delivery windows. We communicate delays transparently.

4. Limitation of Liability

Our property search reports are compiled based on indices maintained by local US county record offices. We are not liable for transaction losses, legal claims, or closing delays arising from erroneous municipal indexing, unrecorded instruments, misfiled county documentation, or property indexing mistakes committed by county offices.

In all occurrences, the total cumulative liability of Zenvest Global Services LLC for any reporting mistake, omission, or oversight in property documentation shall be strictly limited to the direct fees paid by the client for that specific search report.

5. Governing Law and Jurisdiction

These Terms and Conditions shall be governed by, interpreted, and enforced in accordance with the laws of the State of Delaware, United States, without regard to conflict of law principles. Any dispute, claim, or transaction proceedings arising from our services shall be settled exclusively in the competent courts located in Delaware.

We reserve the right to modify these Terms and Conditions at any time. Evolving real estate policies, municipal registry adjustments, and compliance standards may dictate updates. Continued contract placement following modification represents explicit acceptance of revised terms.
